For property managers and their maintenance teams
The property management answering service for the maintenance line at 2 am.
The maintenance line at 2 am, answered like it matters.
A burst pipe in 4B, a lockout, no heat in January. Pickwick answers the maintenance line, separates emergencies from work orders, and writes each one up with the unit, the access and the pets, so your on-call tech gets a job, not a voicemail.
Pickwick for property managers and their maintenance teams goes live through a guided onboarding. We configure your hours, services, emergency routing and approvers with your team, test it on your own calls, then forward your existing number. No new phone system.
What Pickwick handles
Work orders written for you
Everything it captures lands on one screen, and everything that costs money waits for a person to say yes.
Emergency maintenance triage
Flooding, no heat in a freeze, gas, sparks, a door that will not lock: sorted from the dripping faucet in seconds.
Work orders written for you
Unit, problem, permission to enter, pets and best times: the fields a work order needs, captured on the call.
On-call dispatch, with approval
The emergency job sent to your on-call tech or vendor to approve in the dashboard app.
Leasing inquiries captured
Showing requests taken down for your leasing team, with the same questions for every caller.
The calls that come in
After-hours maintenance calls, triaged
The same rule as every Pickwick line: an emergency is handled before anything else.
The rules that do not bend.
The emergency line uses fixed platform wording; the rest are rules we set with you at onboarding.
It never describes who lives nearby or who a unit would suit.
Gas, fire, sparks or flooding: safety first, the work order after.
It asks whether a tech may enter and writes it down.
Vendors are asked for a yes, not sent.
Also for: Field services · Veterinary clinics · Auto repair and towing, and home services.
Does it handle leasing calls as well as maintenance?
It takes a showing request or an availability question down for your leasing team, asking the same questions of every caller. It never describes who lives nearby or who a unit would suit.
Who gets the emergency at 2 am?
The people you name. A flood, no heat in a freeze, gas, sparks or a door that will not lock is flagged to your on-call tech or vendor in the dashboard app the moment it is named; a gas smell gets the fixed 911 words first.
What goes on the work order?
Unit, the problem in the caller's words, permission to enter, pets and the best times, read back and confirmed on the call. Nothing is dispatched until a person says yes.
What does it cost?
The same plans as every Pickwick line, on the pricing page; property managers go live through a guided onboarding on any plan.
